@andrewbrady16: Replying to @Krista Are Millenials/Gen Z cooked when it comes to homeownership? Episode 158: Huntsville, Alabama #realestate #firsttimehomebuyer #househunting #huntsville #alabama
Huntsville here and in about 5 years, housing has become inaccessible to the normal working class. It is ridiculous. :(

You want your mind blown go back and look at the affordability 10 years ago in Huntsville…… house prices have tripled since 2020…

All the “affordable” areas you mentioned are in the part of town with problems, older and small homes,and bad schools. If you just go outside the city limits to the north, there are many new areas being developed. My son & wife are buying new construction, 4 bed, 3 bath on 1/4 acre for under 300k.

That income is not for teachers, nurses and police officers.

add the caveat that that median income is massively skewed by the biotech and aerospace engineering firms here. Imagine if that show Eureka had a run down former industrial hub around the fancy future town, that's Huntsville

But not many are making that income realistically. I would say 60k is average and then factor in $200 a weeks for each kid daycare and general cost of living… that savings is unlikely too. Average first time home buyers are in their 40’s

Seller season? Our area sells in an average of 8 days or less. It’s always seller season here.

Don’t people still buy outside the city limits when they are starting out so the house is cheaper and you drive a little farther because that’s what you can afford starting out. I live in North Alabama. Just wanted to point out that 30 minutes outside Huntsville lots of nice house about 150k. The first house is a starter home a compromise of what you want based on what you can actually afford. I’m sorry a starter home is not going to cost 330k if you can afford that you’re not starting … you’ve made it.

I agree with another commenter- the schools are the biggest issue for most families. You’ll see the price difference if you pan over to Madison, (where the best rated schools are.) if you don’t have kids, then you definitely have more options on location!

Hidden Wealth :
New construction is the move in Huntsville, Al. Rate buy downs to 4.99 some even 3.99, that’s a 30 yr fixed rate. Also you don’t need that much cash to get in. You could do an FHA loan with just 3.5% down or in the county you can even do a 100% loan with little to no money down.

that's not a nature reserve, we just have trees and plants everywhere when you get off the "large" roads. (like 6 lanes is the max). this is my backyard and I'm just in a normal suburb

Nice! I’ve loosely looked in the area since I moved here in 2021. It just feels impossible to save with such high rent!
