@realestateheroo: This house taught me one of the biggest lessons of my real estate career. When we finished it, I thought we’d make around $60,000. Then it got vandalized. 10 windows were shot out. Graffiti covered the house. It sat on the market for 6 months. The profit I thought I had slowly disappeared. Thankfully, we still closed today and made money because I originally got the lot for free from a wholesale deal. The biggest lesson? Don’t underwrite deals assuming everything will go perfectly.
