Funny bit, but it's leaving out some pretty important context. The 15% tax rate is real. It's the concessional withholding rate that applies to eligible build to rent income. But here's what got cut: foreign buyers have actually been banned from purchasing existing houses since April 2025, all the way through to mid 2029. They can't just walk in and buy "1,000 investment properties." That's literally the thing the ban is designed to stop. The only way foreign capital gets into Australian housing at scale now is by funding brand new build to rent developments. And there are real strings attached: 50 or more units, long term lease options for tenants, at least 10% has to be affordable housing, and the whole thing has to stay a rental building for 15 years or there are penalties. And the "secret rule book for foreign billionaires" thing isn't really about nationality. It's about scale. An Australian super fund building the exact same type of project gets the same depreciation write offs and land tax discounts. Nobody's giving foreigners a special deal that locals can't touch. Honestly, Aussie super funds already have a sweeter setup on their own money without needing any of this. Investment earnings are taxed at 15% in accumulation phase and 0% once you're in pension phase. No special structure required. So it's not really "government favors foreign landlords over local ones." It's more like "government is trying to bribe big capital, foreign or local, into building new housing instead of buying up what already exists." You can absolutely debate whether that's smart policy. But that's the actual mechanism, not what the skit is implying.
