just buy on the small towns outside of pullman! but work in the city ¯\_(ツ)_/¯ commute is worth an affordable house

my $940 apartment is technically 2 bedroom but so small my TWIN size bed cant fit in either bedroom and has to be in the living room. no dishwasher. i share a washer/dryer in the basement with my downstairs neighbor. i have to use an alleyway that they never plow to get to my apartment. there is no ventilation so we constantly get mold. this is one of the cheaper places I can rent on my salary.

Most people I know live in Moscow Idaho and work in Pullman, thanks to the much higher min. wage is Pullman.

I bought in Moscow in 2021. Just across the border. I would not be able to buy my house now. Housing prices have escalated so much plus interest rates.

That the same condo with a $500/month HOA fee? Also land rent on those trailers is nothing to sneeze at. One I looked at will be charging over $700/month for lot rent.

Yeah, for $625 I rent a 1 bedroom part of a triplex made from a house built in 1904. The windows are falling apart and I had to sign a lead paint notice but my salary just went up to $45,000 so it’s very affordable for me while I try to save for a more luxurious rental 😂😂

did you notice the cracked foundation on that house? would that be an issue for getting a mortgage?

There are many small towns near Pullman that are very affordable in comparison. I bought a 3 bed 2 bath 2400sf on .8 acres 16 months ago for 155k in one of those towns.

you should also include what the required income is for the median home, will help with more realistic expectation

This is because so many people that are considered students are included in your census income tract. Take the students out and the area median income skyrocket.

Your comment at the end about the median being pulled down by the students is almost certainly true. If you looked primarily at WSU faculty, SEL engineers, and healthcare workers, you’d probably get a higher number. That said, I certainly know junior faculty in their 30s who can’t afford to buy a home.
