The house is getting showings. People are coming through the open house. Feedback is positive. Nobody is saying the house is ugly. Nobody is saying it’s in terrible condition. Nobody is saying they hated it. And yet… No offers. Here’s the hard truth. If buyers are looking and walking away, the house isn’t compelling enough at that price. And yes, that can be because of location. Maybe it’s a little farther out than people want. Maybe it’s on a busier road. Maybe it backs up to something buyers don’t love. But whatever that reason is, the market has already factored it in. Price is what gets buyers to overlook the compromises. I’ve said this before, and sellers don’t always like hearing it, but if you’re getting a lot of activity and no offers, it usually comes back to price. Now, that doesn’t mean slash the price by $50,000. Sometimes a $5,000 or $10,000 adjustment is enough to create urgency again. And yes, I know that’s real money. But I’ve seen it happen over and over. A small adjustment creates activity. Activity creates offers. And offers create leverage. Twenty-six days on the market isn’t a long time in many areas. But in Casper, if I had consistent showings, good feedback, and no offers after 26 days, we’d probably be having a conversation about price. Not because the house isn’t nice. Not because the seller did anything wrong. But because buyers vote with their wallets. And if they’re not writing offers, they’re telling you something. It’s always price….bad location-price, bad layout-price, smells-price, needs repairs-price. Yes some of these can be fixed without lowering price, but if you want to sell it the way it is, lower the price. Even bad pictures can be overcome by lowering the price, or retaking the pictures. Same for clutter or cleanliness- clean it or lower the price.

Not always and we’ve dropped the price $20k. I have a listing with 30 acres of land but the land hasn’t been usable for what the interested buyers want to use the land for. Thats the issue, not our price.

Our feedback is we have a great location. They don’t just like where our street is, it is technically an easement which makes it more private and it may feel weird pulling in, but it looks like you’re pulling into an automotive place, but we don’t get much traffic and it’s a cul-de-sac that ends that’s the only bad feedback….everybody loves the house. It hasn’t been the price, it’s just the drive-in. We’ve never had an issue. People don’t realize that where we are is so hidden you would think people would want that privacy, but they don’t like that and I know it’s something that it might take some getting used to, but that’s the only feedback we’re getting…..we’re getting frustrated

We were on the market for over 3 months - twin falls Idaho- dropped price once by $500 and we priced based on market analysis. We paid closing costs, fees and then gave an addtl $ after inspection

I am desperate for help. Assessed value $371,900. Should be double that to list, right?? We keep dropping and it’s down to $679k. Pre inspection almost perfect(nothing to fix-he noted a step was 1/4” higher on one side of the deck first step. Like that’s how minimal the report had to come down to splitting hairs to find anything). We have glowing reviews. Everyone loves the house. But no offers. Neighbor sold for $850k a month ago. Idk what the problem is. Dropping the price hasn’t helped (and we’ve dropped $20-40k at a time with no results). 😫 I literally cry every day looking at the house Zillow. Idk what to do.

mine has been on the market for 4 months with zero showings. I've already lowered it by $15K. my agent still thinks it'll sell at this price. houses in the area are sitting 6 months+ before any movement. 75% of the time I forget my house is even listed.

It could also be the seller's agent. A really aggressive agent during showings is a complete turn off. I toured a decent house...nothing spectacular, just ok but the house was def priced right. The agent walked us through the house and basically did a pitch for every room..."picture this: you wake up and walk through this door...."
and then didn't give us any breathing room to process and discuss amongst ourselves. She then proceeded to call my agent and tell her I fell in love with the house.

That’s not necessarily true. In this market a lot of people are selling their current home in order to purchase their next home. And their current home is sitting just as long as the home they are interested in. They are doing showing on other houses so that they can make the move once their current home goes under contract.

I’m guessing the seller probably didn’t listen to their Realtors advice and over priced their home. I’ve seen houses sit on the market for 6 or more months and not sell because of the price.
