The problem is when you buy in expensive cities. I moved out of Austin TX and moved back home to Puerto Rico. I bought at $240k in October 2025, my mortgage is $1600 with insurance included (very affordable for me), my salary is $100k+ and I still invest. I started investing 6yrs ago (I have over $150k invested) and I just sold a stock that generated $33k (oil etf), and Im buying an investment property with that money. You can do both, just not in every market. I also hace a piece of land that I will be selling and im using that money to buy another investment property. So it all depends

You’re making it seem as if Blackstone has an effect on how everyday people can buy and sell homes. Blackstone literally owns less than 1% of single family housing in America. I’m not pro corporate housing but it’s not why we have a housing issue. Nor is the answer to cap rents.
