It sounds more like he's on the spectrum than he's a psychopath. The books are likely to be how he's learned to manage social interactivity, and his job which is something people with ASD can struggle with. They help him to mask that he's otherwise socially awkward. It might also explain the very selective social interactions he has. With materialism, either it super interests you (the clothes) or it may as well not exist (the no furniture). If there have been no other red flags, the furniture thing is likely something he's been hyper aware of being "a trait", you might find weird. ASD still carries some stigma. But when someone with ASD loves you, you have it sorted. They'll be dependable & loyal to a fault. Just ask him about it. I'm pretty sure it's this.

Most guys honestly don't buy furniture unless they really need it, and his apartment probably came in empty so he didn't bother. He is probably self conscious about it and kept avoiding the issue but never got around to it. The manipulation book sounds creepy but in sales it's a really good idea to know that stuff, you need to basically manipulate someone in getting what you are selling to do good
