This is not legal because of no proper paperwork, to be more accurate, there’s none at all. Also, where will he get his clients? What if they ruin something? Tom will pay. Because of no paperwork, the tourists were just guests that messed up, so they have no need to pay for the repairs.

Erm, doesn’t Tom have to pay rates, cleaning costs, laundry, utilities, setting up fees ie furniture, bedding, towels, cutlery, pots and pans, crockery, hairdryer, iron, ironing board, toiletries, etc etc etc etc etc etc tv licence, WiFi, and 15 nights is more realistic than 20 nights a month too. Also landlords find it hard enough running residential lets without people putting ideas in peoples heads about underhand subletting
