@thejackrooke: When landlords leave, renters pay the price. Everyone says landlords are the problem. But fewer landlords means fewer homes, more competition and higher rents. The system was meant to protect renters. Instead it's quietly making them poorer. While everyone else panics, smart investors are buying. Biggest problem is affordable housing, too many times I have seen new affordable housing go up on the market just to be taken by well off landlords who return it to the market to rent within a month, how can people even start on the property ladder when this is happening?

except as more landlords sell off the house prices will fall even faster than they currently are, so more renters will switch to buying, reducing demand

I understand the principle. Force landlords to sell up, flood the market, bring house prices down. But the gap like you say is that 1000s haven’t got a deposit for a mortgage, so we’re left in this gap where everyone gets screwed!

rents rise year on year every year. "oh I rent within market value" who creates the market. there are good landlords those ones aren't going to be selling because they have to follow laws that help tenners

The whole plan was huge rent rises for the PRS public/private funded developments to then take over. Just look at the land Burnham has given away as example and the rents in Manchester.
