explained pretty poorly
the gist is:
1. get a HELOC
2. put everything you make into your mortgage, which increases you HELOC availability because thats just a loan on your equity
3. use your HELOC to pay for everything
4. spend less than what you make and all the "extra" is just paying off your mortgage

HELOCs carry variable rates. Converting a fixed-rate primary mortgage into a variable instrument exposes your entire housing debt to macroeconomic shifts. If the Prime Rate increases, the interest rate hike can easily wipe out any algorithmic gains achieved through the daily balance float.
