We used a USDA loan to buy our home. Not to build, but the other one for buying. $0 down, 4% interest. You also have to live in the home as your primary residence for at least 5 years before selling or buying a new home, and you cannot do the USDA loan again until you sell your old home.

We bought a home on an acre with the usda loan last year. They are very picky about finances but we have low 600 credit scores, my husband is the only income of the family, we have a car loan, and credit cards, and a few collections. The process was exactly 30 days from putting offer in, to signing paper work and getting keys. No money down but did have to pay for inspection, appraisal, and closing costs

it’s true but still not helpful info for 95% of people as if you can afford to live somewhere else while ur new home is being built while paying on the loan for the land and new construction, well you’re already in the top5% for wealth already and probably didn’t need a loan with no down payment

also please note that Doge and this current administration messed up USDA horribly. they are severely under staffed. ive been waiting on a construction loan from them since Feb 2025 and still have not gotten through. it is an extremely long wait with this program

USDA construction loans are an option more people should know about. For eligible rural areas and qualified buyers, they can make building a home much more accessible with little or even no down payment. Definitely worth exploring if you're considering new construction.
