As a single woman I invested in a home warranty. My AC broke and was quoted 7k minimum for replacement. Went through my home warranty and only paid 1.2k for the heat pump and they ended up replacing entire unit. Service calls did go up, but saves me from this headache.

If you buy a home. You need to be comfortable learning skills to do home projects. Most repairs you can do yourself. Not everything. But most. TikTok, YouTube, and Google are very helpful

Never use your last dollar on the down payment for your home or your mortgage. Don’t ever buy at the top of what you are approved for to buy that home. Period.

Right now I have plumbers in my house .. I needed a second crawlspace access $1000, restoration to pump out grey water $2500, sewer line replacement and repipe $23,323. they threw the toilet in for free... new kitchen faucet $220.

💯 THEY ARE NOT HEARING YOU! Too many people in these comments aren’t living in reality. I’m seeing posts saying “just live debt free” and “just save an additional 25% of your income for maintenance issues” come on, people are barely surviving as it is. Let’s be real.

What’s more is all of those repairs and appliances have also been affected inflation. Even if you could afford some of these line items 15 years ago, you might not be able to afford them now.

All I have to say is property taxes! Mine were 3k a year when I first bought my home in 2014. It’s over 5k now. My property did not get bigger. It’s ridiculous! My mortgage is only $1100 but I feel stuck in a home I’m not happy in.

So I'm 48. Bought and paid off my house. I'm selling it because I became disabled and not able to work and people don't understand what I mean they I can't afford this house anymore. The property tax, the cost to heat/col it, not physically able to maintain it or the yard. My property taxes jumped $800 last year and 8 had to sell furniture to pay it.

30k for a new deck, 15k for a new water heater install, 50k for a new HVAC system, duct cleaning is 800 dollars and you’re supposed to do that yearly, new windows are 15-30k, don’t even get me started on the roof

So true. We bought a fixer upper because it was so affordable and we’ve not even been able to change the things we want because new roof, new water heater, new gas line, tree removals, basement water proofing…

I locked into a low interest mortgage in 2004 and have a great payment, almost paid off. But in the last 3 years we had to have trees removed $3k, new hvac $8k, new hot water heater $3k, replace 2 appliances $3k, treatment for termites $6k and are looking at a new roof in the next few month estimated $13k if insurance doesn’t cover. Plus the maintenance of having systems checked and serviced for optimal usage. I do all the repairs I can to save money hut we still have to cover a lot of expenses.
