It’s for the reserve fund - trust me as an ex property manager - any and all issues, fixes etc for the building come from the condo owners - special assessments are common and can run into the thousands without the reserve fund you could be looking at $30,000 plus for a special assessment. Condo fees are insurance

Condo fees I agree are high, but they pay for your water, Electrical, heating/cooling, monthly maintenance ( elevator cameras cooling tower) security and staff. also some should be put aside for future upgrades. So if your building is not upgrading or doing things to improve living conditions, then you pay too much

Sorry to surprise you, but I lived in a condo and I live in a house now I sold my condo and I bought a house. I finally broke down the fees of the condo and the fees of the house. The fees are the same. You have to pay the monthly bills in your house. You have to pay property taxes. You have to pay insurance. It is the same wake up and smell the coffee.

I’ve just sold my home and calculated the cost of maintenance over the last 25 years. I’ve put out approximately $20k (roof, water tanks, furnace, AC). Condo fees continue to rise over the years. I have friends who pay $700-$1,200 per month. On average that’s an additional $300k they’ve paid during the same time frame. It’s absolute crazy.

I agree. Condo fees are through the roof and are profit driven, not maintenance driven. Maintenance is the excuse. But if they really need to fix something in the building, they come back to you for more money.

my 3bdrm condo maintenance over 10 years was A LOT higher than my detached house that is more than twice as large. Its a myth that the house will end up costing the same as the condo to maintain.
