I’d really like less money for my house.” Because in 22 years of real estate, I haven’t met that person. Every seller wants the most money possible. Every single one. And honestly, why wouldn’t they? It’s often their largest asset. So when people say agents are the ones creating an inflated market, I disagree. Agents don’t determine values. Buyers do. Here’s how markets increase over time. A house comes on the market. It’s desirable. It gets five, eight, maybe ten offers. Buyers compete. Some buyers offer over list price. Some waive contingencies. Some are willing to bridge an appraisal gap. Eventually, one buyer says, “I’m willing to pay this amount.” And when the transaction closes, that sale becomes data. It becomes a comparable. Not the only comparable. But one piece of the puzzle. And over time, those sales can move values upward. The market is simply a collection of buyers deciding what they’re willing to pay. Sellers decide what they want to ask. Buyers decide whether they’ll pay it. And the market settles somewhere in the middle. As agents, we provide data. We analyze comparable sales. We explain trends. We talk about risks. We explain what we think will happen. But ultimately, the seller owns the home. They decide what it’s listed for. And buyers decide whether they’re willing to buy it. We plan on listing our house 20-30 below and hopefully we will get to choose the family and help someone get a nice house for a nice price. We’ve made money. It’s time to move on and help someone in the same problem we are having looking for an acreage.

We lowered our house from 340K to 319k and it’s still not selling. Can’t even buy the base floor plan of in my model home in my neighborhood for less than 355k. Not sure what else these buyers are expecting. My house isn’t overpriced. It’s actually UNDERpriced based on the comps in my neighborhood. Built in 2019 so not old.

I live in Rochester NY which is one of the hottest housing markets currently, and it’s FING ridiculous here. Houses sell for way over asking (I’m talking 80-100k). I understanding the market has changed, but it is insane that a 1000sq house that sold in 2022 for 89k can be sold for over 300k now with no changes made to the house since then.

I just closed on my first home on Monday - the house we bought had multiple offers and they chose us (below asking offer) because the sellers wanted to sell to a first time home buyer. If they had listened to their agent I know they would have taken the highest offer, because all you see is more commission.

idk, i bought my house in 2010 at the bottom of the market for a really good deal ($98k). at its peak my house was estimated worth $450k. imo, my house is NOT worth that much; i wouldve been sick to my stomach had i tried to sell it for over $400k. when i sell i have no intention of being greedy - but im an elder millenial and i feel like, as a whole, we are better people than the generations before us.

This is why I’ve never understood the point of appraisals. Especially if you have more than one similar offer - that’s what the house is worth, because that’s what the buyer(s) is willing to pay.

The only way I’d ever take less as a seller is if the better offer was a company looking to rent it out or do a crappy flip instead of selling to an actual person or family.

I’ve accepted my reality. I’ll never have 3.5 percent down for a 30 year fixed fha loan plus another $10,000 for closing costs, not when I have to pay today’s rent prices. The only way I’ll ever be a homeowner is if I manage to outlive my parents and inherit their paid off 2800 sq foot home that they bought in 1980 for the price of a 2026 base model Honda CRV.😂

If anything the agent ends up pushing the price down a bit because they’re motivated to get the client/ sale out the door to free up their schedule. The marginal increase in commission isn’t worth having a client on their schedule for an extra 2-3 months. So they’re motivated to take a lower price instead of sitting on it waiting for a higher one like the seller is.

thats not true. I realize im a unicorn but I specifically told my realtor I wanted to list low and wanted to focus on a family and we wont even consider corporations. we plan to list at 75k below market value but I have a LOT of land.

the rising cost of labor and materials is a factor that people don’t talk about too. Getting anything fixed as a homeowner is so incredibly expensive. Nothing is cheap unless you do it yourself which isn’t always possible! If you own a house and spend tens of thousands of dollars on maintenance and then move, you have to list higher. Otherwise you can’t get any equity back for the downpayment on the next house you move into unless you paid for those repairs in cash. And when you’re moving houses, you’re also a buyer in the same housing market that your current buyers are in….

Houses Cell for what the market will bear what the buyers are willing to pay is what a house sales for it’s not about real estate agent. It’s not about greedy sellers it’s not about any of that. It’s just like anything is a can of soup will sell for two dollars you’re selling it for two dollars if it doesn’t sell for two dollars they mark it down to a price that it will sell it it’s that simple house is a commodity.
