I’m not 100% sure if you can take just any house plan and have it turned into a modular home, but it really depends on what you’re looking for. Building a traditional home is usually way more expensive than buying one through a factory. Both can be customized, but modular homes are still more limited in what you can change. Personally, we’re going the modular route and are deciding between The Jasmine by Franklin Homes and The Luxus by Cavco. The Luxus would probably be easier for us since we’re planning to put the home on a basement. They're still 300k+ so they definitely aren’t cheap but it’s still considerably cheaper than building a home.

That floor plan is not modular to my knowledge it is a stick built home. We looked at it a few months ago, Clayton homes has examples of modular floor plans if that is what you are looking for. I love the lulamae plan by them

Someone near my parents home built this exact house I swear. It seemed like it took forever for a while and then I blinked and the house was done! It looks just like this photo. However, I will say, my parents built a modular home and say now having bought stick built and built modular, they would never do it again. Everything is just SO expensive and modulars tend to have a stigma that does not allow it to retain value the way a stick built does.

I’ve looked into the 2 story Modular’s and i was told it was significantly more expensive due to needing a crane to lift the second story

Everyone saying that Modular’s don’t hold value isn’t exactly correct. You can still build a modular that has a frame under it. But you have the option to build it stick built. Which is what my husband and I did and it was well worth it!

So honestly from my research it depends on your budget. A modular home depending on finishes and upgrades can cost upwards of 450-600k. Something like this you're looking in the 400k, then account for land, land prep, laying utilities etc. It can cost as much if not more than a regular house, however you have the floorplan, land and design you want. Loans work similar to a mortgage in the sense you have a down-payment and contract, often times you can freeze mortgage payments until after construction is complete. and another note, modular homes do typically appreciate similar to standard built homes.
