@thatflippingagent: Replying to @✨Ren✨ Everyone seems to agree on one thing. Housing is expensive right now. I agree too. Where I think people get it wrong is who they blame. I promise you, house flippers are not the reason housing has become unaffordable. Most people see the purchase price and the sale price and assume investors are making a fortune. What they don’t see are the interest payments, insurance, taxes, utilities, permits, unexpected repairs, labor, closing costs, commissions, and months of carrying a project while hoping nothing goes wrong. On this project alone, I’m paying about $100 a day in interest. Every delay costs me money. Every surprise comes out of my pocket. What I wish more people noticed is how many small businesses benefit from projects like this. This one house has already provided work for more than 30 local businesses. Electricians, plumbers, HVAC companies, roofers, painters, drywall crews, landscapers, window installers, flooring crews, cabinet companies and so many more. Every truck that pulls up is another family making a living because this house is no longer sitting vacant. The other thing I find strange is how quick people are to police someone else’s profit without knowing anything about the investment. It’s my money on the line. My loan. My risk. If I lose money, nobody in the comment section is covering that loss. You don’t have to agree with every investor. But if we’re going to talk about why housing is expensive, let’s make sure we’re talking about the actual causes instead of blaming the people taking on the risk to bring neglected homes back to life.

The housing market is heading for a crash because these houses cost too much money and people literally cannot afford these mortgages. You’re justifying your selling price by saying what it cost you which is fine but continuously selling at these prices is forcing the market towards the collapse. If you’re really making that little on your flips, you might wanna think about doing something else.

what your doing is pretty legit. there are plenty of investors and flipper that take a house that is just cosmetically outdated and and perfectly livable, redo the floor and throw up some kitchen cabinets and mark it up 200k. theyre out there too.
