@newtx.realty: I need to ask a serious question: Are some real estate agents now resorting to misleading marketing just to get leads? Because today could not have been a coincidence. If an agent is standing in a beautiful house on social media saying,
“You can buy this too for $700,000,”
but when you pull up the exact same house on MLS it’s actually $1.3 million… what do we call that? And this matters because it distorts the public’s understanding of the market. Here’s what happens next: A buyer tells their agent exactly what they want and what their budget is.
The agent sends them homes that match that budget.
The buyer hates everything. So the agent says, “Send me examples of what you like.” And the buyer sends 10 TikTok and Instagram videos. The problem?
Every house in those videos is way more expensive than what the person in the video claimed. That creates a huge disconnect. Now the buyer thinks: * their budget should buy more than it really can * their agent is missing great properties * or the market should be cheaper than it actually is And all of that starts with bad or misleading information. I’ve even seen examples where: * a full luxury home is presented like it’s half the actual price * a half duplex is presented like you can buy the whole thing for that number * or a video conveniently leaves out the exact address and real list price That’s a problem. Because there are far better — and far more ethical — ways to generate leads than confusing the public. Ignorance Is Expensive. That’s exactly why I keep sharing this kind of information. If you’re a buyer in Dallas–Fort Worth, and you see an agent in a house on social media but they never show the address or the actual list price, be careful. There may be a reason. And if you’re buying or selling in DFW, make sure you work with someone who gives you the truth about the market — not just content designed to get your attention. 💬 So what do you think:

YES!!! I showed a property in Mansfield for sale for over $400k. It went under contract the same day and the very next day, a guy on here was posting it saying it was for lease for $1400!! I can’t stand it!!

It is completely false advertising, especially if it’s in writing! It is almost as bad as the two that I saw advertising on the mls flex spaces and it’s a closet under the stairs and part of the laundry room 😳

It is unethical, misleading, and wrong. Because yes you can get the views, following and interests but you will not get the client. I’m house hunting atm, and the amount of “home videos” ive seen where the realtors try to get you with “dm me for details” just for them to try to get me in their system is insane. Everyone can check Zillow.
