@originaldohnthornton: A lot of real estate investors use the BRRRR strategy:
Buy.
Rehab.
Rent.
Refinance.
Repeat.
But most investors stop too early.
They acquire the property…
fix it up…
borrow against the new value…
and then leave the property sitting exposed inside an LLC / Corporation.
That means the asset is still publicly traceable…
still tied into a statutory law structure…
and still vulnerable to lawsuits and taxable events.
The smarter move?
Acquire the property.
Rehab it.
Borrow against it.
THEN move the property into a contract law spendthrift trust.
Now the asset benefits from far greater anonymity because the trust is not publicly registered with the state like an LLC / Corporation.
Plus, you get powerful lawsuit protection and no taxable events.
Same BRRRR strategy.
Completely different level of protection
