Either way, if you want something done, it needs to be written into the contract. Now, here’s what surprised me about this transaction. The seller got upset when the buyer asked for a professional cleaning. But after we talked it through, it turned out they had every intention of cleaning the house anyway. They were just planning to do it themselves instead of hiring someone. In the end, they decided paying a professional was easier than doing it themselves. The carpets? Those had already been professionally cleaned, so there was nothing else to do there. The dog poop in the backyard? They planned to clean that up too. Sometimes a negotiation isn’t about someone being unreasonable. It’s about making sure expectations are clear. I still don’t understand why some sellers leave a house dirty. If I were handing the keys to someone who had just spent hundreds of thousands of dollars on my home, I’d want them to walk into a house that felt fresh, clean, and ready to enjoy.
