My one suggestion is, prioritize! We bought new build and I had huge expectations and plans and they were all so expensive. Pick which rooms are important to you to start with them.

If you have any tile anywhere my biggest tip on a new build is to seal the grout before moving in! Now that I have furniture everywhere it is substantially harder to do now and it got so dirty :(

First thing I insisted on when we moved in to make it feel less basic was change all the light fixtures, faucets, handles etc to gold. It’s been a year and paint still hasn’t happened 😅🫠

Best tip for new build is to paint/wallpaper before you move in! Instantly makes it feel cozy and not like a sterile box and way easier before furniture. Oh and check filters! It gets so dusty when the neighborhood is still being built.

Love the stripes but go with the green. Nancy Meyers is green too. Add some navy and white striped/ruffle trim throw pillows to the chairs!

Vote for green! Oyster creek studios and pepper home are great examples of fun, preppy, and include earthy tones. IMO blue stripe will be out soon.

When my parents built when I was a kid, we lived without most of the main living room furniture for a year until they really decided what they wanted! And that couch is still going strong with us today 😅 so it’s ok to be in the space and marinate on things!
