I researched this a ton man, found a company called True Submeter, that offers options, I chose sub meters we plummed in-line just after the city’s meter. This company can even create bills for your tenants showing their ACTUAL usage. So landlord still pay the city’s bill from your account. However the tenants reimburse you their usage. You’ll see overall water use decline and tenants who use less water, pay less, and tenants who use more, pay more. Fair and accurate 💪

I pretty much do $50 flat fee that’s included in the rent. Triplex. Not much, but just about enough to pay for the water. Mine doesn’t have any washing machines though 😅. I wanted to add some but it’s hard w a triplex, unless I do 3 sets of washer dryers. So I advise em to use the laundry mat down the street.

do a flat fee per unit for water usage to offset then u will have the washer and dryer to profit slightly it all depends on your rent to benefits ratio for me
