@tompanos: BUY FIRST? YOU COULD REGRET IT. 🏡⚠️ Everyone is talking about buying opportunities. Hardly anyone is talking about the danger of selling afterwards. I’m seeing more and more homeowners who bought first, believing they had secured a bargain, only to discover their own home wouldn’t sell for anywhere near what they expected. The result? Bridging finance, sleepless nights, and price reductions under pressure. In a changing market, your greatest asset isn’t finding the cheapest home. It’s protecting your negotiating position. Whenever possible, sell first, then buy. And if you can’t, negotiate a long settlement so you give yourself time instead of giving the market all the leverage. ⏳ #realestate #propertymarket #realestateaustralia

Only do this - subject to sale of your home - if the Vendor doesn’t agree walk away the stress is not worth it - buyers regret is real!

Great advice. There’s too many variables imposed that make it impossible to trade homes in synchronicity. Everything is subject to survey, finance, negotiation and better offers. It is the most convoluted, shitty process imaginable. Especially considering removals of your furniture and belongings whilst trying to co-ordinate with agents, solicitors, movers and banks. It’s obscene.

it's a house. brick and mortar. it's not worth this level of pressure and stress. Australia behaves like property is some sort of unique magic dust. majority of $1m+ homes used to be owned by a postman 60 years ago and still have the same layout and furnishings

Would you advise to hold and buy in this market if possible? Just took my home off market and bought something in the area I wanted to live just a few streets back from the river smaller house and then sell I. A few years when market jumps back ip

This market is only good for people with savings - buying and having to sell is a gamble.

The real lesson here is the house you live in is your home. It’s not an investment, never was. The house you buy that you don’t live in is just a house, or an “investment” property. I saw this in the 80’s ppl bragging about how much their home appreciated forgetting so did everyone else’s.
