whilst housing supply is in many ways inelastic helping with transportation costs does effectively improve supply, houses that were previously too far away now become a realistic choice. obviously as they become part of the supply, demand pushes up prices but not to the same extent as what was previously seen as "the supply". how much impact this has will in part come down to if the cheaper transport is seen as a long term change or a short term bodge.

If Andy wants to fix the real cost of living crisis I truly hope he aggressively focuses on social housing primarily, and the elasticity of our housing market above all else. Otherwise any other effect sadly only helps for a few months before the landlords see extra bidding for the same scarce rental properties

The obvious answer is to build on an industrial scale. The way to do that is to use modular steel construction for speed of development and year round production. So he needs to invest in steel ( electric furnaces ) rejuvenation of the industry through production. Use hemp as the building material and you address the agricultural need to restore the soil with least chemical input. Fund the housing using a national bank that offers 95% loans at long-term low fixed rate 3%, defaults turn into social housing at fixed rent forcing banks to compete.

I keep saying this. Best solution is for the government to be a competitor in the housing market. 1st - invest in government mobile homes for young people to rent for a start 2nd - start building more family council homes 3rd - build council studio flats. With this three strategies the housing market with return to normal, young people will finally start having hope for the future and motivated to work harder, families will have more income which will lift millions of children from poverty.
