In NYC, the industry standard for a household’s COMBINED gross annual income is 40 times the monthly rent. You can report her real estate license to New York State. That’s very illegal.

It should be 34x a person. She said 40 for 1 person, 80 for 2 (again 40 a person) and then 103x for 3 (so 34x a person) you should call and ask if or just in the future as that makes no sense. People who make 240k aren’t living with roommates…

This almost seems like a fair housing violation. They require more income based on occupants, but if it’s because you’re not married or a couple (just friends) then they are discriminating based on marital status which is a protected class. Insane regardless, because what’s the difference between 1 person paying rent vs 3?

Just apply. They can throw whatever crazy rates out but at the end of the day the landlord/agency is going to review the application and see who’s the best fit is. They are just trying to reduce risk. They know many people ain’t making 700k

I went through this with my wife’s cousin who I was guaranteeing: basically they hold all the tenants jointly liable — in other words, they want any single one of the tenants to be able to cover the rent for everyone. And if you’re a guarantor, you have to be responsible for all the tenants, not just the one you’re related to. Not to mention all the personal information they ask for. It’s *insane*.
