The one point you made that I do not agree with is the quartz. I did a full kitchen, gut and remodel with the highest quality products six months ago and I've had the countertop guy come out three times for scratches and chips. I went from granite to quartz, and I am not happy.

we redid a kitchen in an 1892 house, the kitchen floor was brick, the cabinets were all solid wood, all original to the house. the only thing we did was install a DW and re mortar the brick.

Quarts chips easily. No LVP on kitchen floor. It does not last. Have a fire clay sink, took it out. It stains and breaks or chips dishes. Went stainless steel.

Butcher block with resin over top or lacquered right will never hold water. Lacquer is the more expensive option but nicer looking. Resin is cheaper and can be sanded down if it starts to look rough. You can also reapply after a few sandings

Problem with Undermount sink is that you can't replace them without tearing up the entire countertop. It's a good idea but it's not reversible and part of a great design is reversibility

quartz countertops aren't good for high heat. they can and will break if a crock pot/hot pad is used for too long in the same place, in combination with a few other things. it is also prone to chipping around sinks because you clang your pots/pans on the corner.

You can solve the discomfort of a tile floor by putting foam mats where you stand for long periods of time (stove, sink). Much better than the issues of LVP in a kitchen. LVP for the dining room for sure!

PSA: make sure your foundation is absolutely solid and not flexing with a porcelain floor. Specially if you have a floating floor. Any amount of give will crack the grout as well the tiles causing loss in money. If you’re a DIY’er consider this first before that particular investment.
