I have a slightly different approach. if the agent says they can get me $1 million for a property I say bring me a buyer at $1 million. I won't enter a contract with an agent until they put their money where their mouth is and bring me the buyer. if they can't bring me the buyer they don't get the sale. mind you I'm a total bastard if I'm buying it an auction if the auction gets passed in in my favour I always reduce the amount on offer because the market is spoken

My agents commission structure was already similar to this. I think it was 2% of the agreed value and 2.2% if she gets above. She sold 2 properties for me and smashed both of them out of the park.

2005 selling a unit in Lane Cove first agent literally called himself "Mr Units" said list it for 350k second one said list it for 380k. third one said 535k. we asked why as that number was nearly half what other agents where quoting. He said "you dont negotiate up only down" 2 weeks late sold for 515k another in the block sold by Mr Units which was exact same dimensions sold for under 400k. Sometimes higher figure is right figure. we bought a house in Pymble and he did same thing about 8 years later.
