An agent always says your home will sell if it is listed right. So, all I have to do is list it at the right price? Okay, I’ll pay for an appraisal which is much cheaper to find out what that price is and then list it myself. I’ll run an open house and list it for cheap, get a bunch of offers and everyone will be competing to drive up the price to a reasonable offer at or maybe even above the appraisal price. Boom, house is sold and I netted more.

I understand that it may be easier to use an agent but this ad reminds me of how old school managers roleplay with their salespeople and it always seems to be the ideal responses from the "customer" when you read from the script.

over 70% of agents did not have the ability to make one sale all of last year. If you price the house correctly by running comps the house will sell itself.

This is a very disingenuous "bait and switch" argument because obviously sellers who don't work with an agent are going to generally list higher than otherwise. So 88% of the higher list price is not necessarily less than 100% of a lower starting ask.
