£100k in 2 years seems wild! As a buyer, I look at Zoopla at last sold price, especially if the house was purchased in the last few years. I wouldn’t offer 100k more than last sold price 😅 It’s a buyer’s market right now, take valuations with a pinch of salt.

It sounds like they’ve given you some really good advice there and potentially saved you a lot of money too. I actually think their suggestion to reconfigure your existing rooms and add a garden office makes a lot of sense.
The only thing I’d be tempted to add would be a small kitchenette and shower room in the garden office. That way it could be a brilliant workspace day to day, but also double as a self contained space for guests whenever friends or family come to stay.🥰

he is 💯 correct with all his advice, I'd advise the same. the only thing I would add is a downstairs toilet (unless you already did). ppl always think an extension is the way to go but sometimes something as simple as rearranging your space does wonders.
