@sherifnathoo: A landlord asked me for a "closed" two-year lease so he could sell the place empty. In Ontario, a fixed term does not end the tenancy. It rolls into a month-to-month, and the tenant can stay. You cannot write a clause that forces them out. "I want to sell" is not a reason to end a tenancy. The only way to a vacant sale is a buyer moving in, on an N12 notice, after the deal is firm. New for 2026: until September 21, that N12 notice still owes one month's compensation. After September 21, Bill 60 waives it with 120+ days notice. Ever been told a unit would be "empty on closing"? Tell me in the comments.
