its still a trailer bc thats what it was built on n brought in on. only changes to a stick built or modular once u remove the axles and the pitch of the roof

The difference between a manufactured home and your home is the roof pitch. It is considered a house. You have the ability to have an attic. If you ever sell your home, it will never be called a trailer. It’s a house.

But you buy the house, land, have to buy to hook up water, buy to hook up electrics, septic tank etc…. Doesn’t it come out to the same it would cost to buy an actual house? Only asking because we are in the market and I was interested it modular homes but with all the extra stuff you still have to pay for I feel as if it would be the same to just buy a house…

modular have deeds, trailers have titles like you get when you have a car. 2 totally different things. if you have a trailer on your own land, you will have a deed for the land and a title for the trailer. modular will just be one deed.
