Image as a tenant for a moment. Assuming you have a fixed term lease with them, by selling you are signaling to the tenants that you don’t intend to fulfill the entire lease contract. Additionally for each inspection you would be expecting me as a tenant to have the property spotless (using my time to ensure this happens), I also have to spend a significant portion of my day unable to utilise the place I have paid you for. Why should I not be entitled to compensation? I have paid you for exclusive access to the house and during the inspection I don’t have that access?

Compensation for tenants is fair. As a tenant who had items stolen during a sales inspection, I've experienced the risks firsthand. If a renter's private space is being interrupted for someone else's benefit, why should they continue paying full rent without any compensation? 🙄

If inspection times are between 12 and five bloody oath you should pay give me a set time. I hate that they can’t just give you one set time but instead I gotta sit around for five hours not knowing when there rocking up.

It's $30 😏.... the tenant is the one who needs to prep the property for the inspection, they're ones who are inconvenienced and need to leave the premises while the inspections is happening and you're using the tenant's utilities.... I don't quite see the problem

Honestly, it’s only fair because you’re asking them not only to keep the property clean and everything which should be done as a tenant anyway but you’re asking him to keep it show ready and vacate the premises when you are showing the house. It is fair to pay them.

We'd need to setup an overriding clause which eliminates this cost, if tenant initially agrees to sign when they go in, we should be legally okay to not pay

Yes, as you should. They've paid rent for the exclusive use of the property. You're interrupting their exclusive use by bringing potential buyers through the home, so they deserve compensation.

What does the tenant being there or not have to do with whether they should be compensated? They don’t have access to their home during that time, or if they are present have to watch people walking through their HOME with all their belongings, looking in their cupboards, their bathrooms. They are generally expected to clean the house for showings, and usually you have to clean up after coz inconsiderate pricks will walk dirt, grass, dog shit and god knows what else through your HOME. These people are literally paying your mortgage and you’re acting like they’re the problem?? Disgusting attitude.

My ex wife has been put on month to month lease, on a $740pw townhouse, the landlords are terrible, hot water doesn’t work properly, mould in the bedroom windows, actively looking for a new place. Fuck shitty landlords.
