My dream home would have the laundry room on the same floor as the bedrooms. I feel like we do laundry nearly every day with our kids and hauling it up and down the stairs gets old fast.

First non negotiable is to NEVER have carpet. What builder in a luxury home at that price puts that much carpet in a house. I haven’t seen carpet in a new home in over a decade. Maybe that’s a regional thing.

some non-negotiables if over 1M in no particular order: (1) no front facing garage. (2) if there is a basement, it should be a walkout, or at a minimum, finished. (3) if more than 3 floors, 2 AC units. (4) storage should be priority. (5) dedicated guest bathrooms, and kids bathrooms. (6) finished/good landscaping in front and back yards. (7) dedicated front entry way and a dedicated mud room off the garage.

Our master is on the main floor and our two girls under three are upstairs! We almost didn’t buy the house for that reason but we are so glad we did! It gives a little more separation. We have baby monitors and for both and it works great😎

Bedrooms on same floor when kiddos is little is so nice but then when they are older, you’ll want them away from you😂Our house is 4 bedrooms with 3 up and master down and it was so hard when our daughter was little. She was scared to sleep upstairs by herself for the longest time.

We moved to Utah last year and have three floors. I don’t go in the basement a ton so it doesn’t feel like a problem. I think lighting and location is most important. Also a good flow because you can’t fix that if it’s bad
