So the only thing is maintenance can absolutely kill you if your low income. My house was 207k and 6 years later needed 160k worth of work. A friend of mine is very similar to you and her place is falling apart because she can’t afford to maintain it.

Borrowing $800k on income of around $30k seems crazy to me. Even with the people you bought the house with, they lent you $800k on income of around $100k? What is the interest rate? In the UK lenders aren’t able to lend much more than 4.5 times income in most cases.

i do believe that big investment firms buy up housing but honestly…i see A LOT of independently wealthy people buy a secondary home and slumlord it. it’s so normalized to the point i’ve met people whos big dream is being a landlord for extra cash. i’ve met 2 landlords in my life that were 1) competent and 2) actually worked maintaining their properties as a full time job, and they were the busiest people i’ve ever met.

if are able to, you should try to put 20% down otherwise you end up paying mortgage insurance until you own 20% of your home. there are also first time home buyer programs in different states that are worth looking into if it’s your first time purchasing a home!

Can we reform the landlords? I want to pay $1500 a month, paint and renovate if I want, and not have to pay for a washing machine if it brakes. This for me is better than being locked into one place for the rest of my life paying interest on a loan.

I just bought a house this year at 25 in Australia! it's a tiny apartment, my partner and I got it for $415k with a down payment of 5% ($20k including fees). getting a really good mortgage broker is so important, I tried to do it on my own at first and basically got laughed at, our broker saved us.

In my country you need at least 40% of the total amount of money to buy a house plus a full time job with stable income for at least one year. I have 3000$ saved and with a part time job I’ll might be able to afford to buy a flat in about 3 years with my friend if she’ll be able too save up the same amount. That is if inflation doesn’t go crazy
