Maybe it's a neighbor who's helped you for years, the local farmer who's rented the ground, or even another family member. On the other hand, this may be your one opportunity to capture the full market value of your property. What if several neighbors are interested? What if there are multiple heirs and some want to honor a long-standing relationship while others feel they have a responsibility to maximize the value of the estate? I've seen these situations from every angle, and there isn't one right answer because every family, every property, and every set of circumstances is different. If your goal is to reward a neighbor or keep the property in familiar hands, a private sale may be the right choice. Just be sure you're comfortable with the price and understand what the property could be worth on the open market before making that decision. If your goal is to establish true market value and avoid having to choose between buyers, an auction is often an excellent solution. Everyone has an equal opportunity to purchase the property, the seller doesn't have to decide who gets it, and the market determines the value through competitive bidding. I've always believed that's one of the fairest and simplest ways to sell land. My best advice is to talk with an honest land professional who offers both traditional listings and auctions. Someone who can explain the advantages and disadvantages of each approach without steering you toward only the service they provide. The more you understand your options, the more confident you'll be in making the decision that's right for you.
