I watch my local housing market closely. Homes priced too high in most cases are sitting, with rates going back up buyers aren’t interested in paying a higher price for something that needs work or isn’t in a great location. I’ve also noticed a couple of foreclosures which I’d say is normal but homes are sitting longer before going under contract. The market tends to cool alittle where I am this time of year because of school starting in a month but you can see the shift.

We are seeing a correction in NE Ohio. Houses that weren’t updated since 1960s and selling in the 300s, are now sitting on the market. More and more houses are going down to the 200s now!

I work in the housing market and I ‘ll tell you, it will not full on crash unless people are able to accept the fact that houses aren’t worth what they think they are. We are starting to get flooded with inventory, but people will not give them up. They’d rather keep them and suffer or lose them.

Prices are dropping all around me in Fl. And there is so much inventory. And preforclosures are way up. But a realtor friend in Mo says she is still getting houses that go on the market and get multiple offers and sell within the first four days

It’s already vastly down, 20-30% in parts of California. There’s just no reporting on it. But compare to 2023 it’s much lower

I would tell anyone in foreclosure to not move out. In ‘08 the banks literally left all those houses empty and ignored them for years, causing major problems. They’d rather you stay and pay the utilities and mow the grass even if you’re not paying your mortgage.

I’m already seeing Zillow trying to influence these lower prices on their estimates of value that they are placing on property that is on the market when I look at other value models it’s upwards of $75-$100,000 less so it looks to me like they’re trying to prop up the new crash values

for me it's not that I can't afford the house like I can buy the house for me. it's the upkeep. it's the new roof AC having to take care of the yard so either paying somebody or owning the equipment to do it. plus the time it's the water heater. it's the electric bill. it's it's all the things that aren't necessities but are necessary like Wi-Fi. so I either be my own slum Lord or I rent and when it needs a new roof. hope they don't raise my monthly rent
