@des.yaninen: How to Value a Property in 10 Seconds Want a quick back-of-the-envelope estimate of what an investment property might be worth? Here's a simple income approach used by many investors. If a property rents for K3,000 per month: 📌 Step 1: Annual rent = K3,000 × 12 = K36,000 📌 Step 2: Multiply by 10 (equivalent to assuming a 10% rental yield) K36,000 × 10 = K360,000 Estimated property value: K360,000 Another example: 🏠 Monthly rent: K5,000 ➡️ Annual rent: K60,000 ➡️ K60,000 × 10 = K600,000 Estimated property value: K600,000 This is a useful rule of thumb that lets you estimate a property's value in about 10 seconds, making it handy when assessing investment opportunities. Of course, a professional valuation will also consider factors such as location, land size, building condition, vacancy rates, market demand, and recent comparable sales. But for a quick first-pass estimate, this simple calculation is surprisingly practical. Quick Formula: 💰 Property Value ≈ Monthly Rent × 12 × 10 Have you ever used a simple formula like this when assessing an investment property? This is a 10 second method I have used to buy properties over the years. Say someone wants to sell me something for K3 million. But I use this 10 second method to see the value is only around K1 million. Then I know it's inflated. Someone else can buy it, not me. But if it passes this 10 second method, where they are selling for K3 million but its worth K5 millon, then it's worth me spending money of getting a professional valuation done to verify before buying it. What I'm sharing is a time saving tool I use. 👍

For those who are wondering why he multiplied by 10 is because he’s using what’s called a capitalisation rate in this case is 10% - what he’s basically saying is in order to receive a 10% return in perpetuity from the purchase date, one must pay 360k in this example - how do we determine the capitalisation rate? This rate comes from the addition of risk free rate of return (like a treasury bill or gov bond - investors usually use the 10 year bond) and a risk premium which is completely up to you and your appetite for risk.

Multiplying by 12 is pretty self explanatory, but please elaborate on why we multiply by 10. I don't think this is related in any way to the life expectancy of a property. The value of a property will appreciate/depreciate over time depending on a number of factors and is not constrained to a decade.

In a city like Port Moresby where demand is high, the Comparable approach is applicable. This a just a building value. You can’t buy a built without Land.

What if a property is so run down that, if you were to buy it, you'd have to demolish the entire structure and rebuild from scratch? How would you determine its value?
