My builders at @tahrbuilders have been a godsend. They set a “worst-case scenario” budget for every single line item. I can’t begin to explain how much of a relief it has been to slowly stack wins against the budget as opposed to going over a few hundred dollars on every line item to the point where it turns into a huge problem. Every time I talk about “saving” money on this build, I’m just clawing back surplus from that original conservative baseline. Take the cabinets: I’m saving over $14,000—that’s 45% of the planned budget for cabinets—just by choosing melamine and cutting out the extras I don’t need in the laundry room (which I’ll use a bit as a multipurpose room and the mudroom (where I’ll build my own shelves)). Remember, the house portion is not going to be luxury; it’s a series of meaningful trade-offs to make this 7,200 sq. ft. court happen. Without these trade offs, the court doesn’t happen. Would Melamine be my first choice? No. But this is a tennis-court first house. From here on, any Green Bar post on my grid is showing you real-world savings against that budget.
