Not in NY. You actually need 20%; they won't even talk to you if you consider less than 20.

If you put at least 10% down, you can usually ask to have the PMI dropped when you hit 20% equity in your home. I think you have to have a conventional loan

The 5% can be a trap. Could be a difference of a few hundred dollars a month. And the buyer could be stretching themselves thin if they encounter unexpected obstacles. It’s said “you can always refinance.” But you shouldn’t unless the interest rate is down a full point. Shouldn’t be refinancing just to fix the monthly payment when interest rate hasn’t changed
