market aside, don't buy unless you plan to hold for 5+ years. there are exceptions, my husband and I got *really* lucky with our first home right before the market skyrocketed, but you can't bet on that.

Idk man, houses around me have been FLYYYYING off the market. We sold ours in less than 24 hours and every single home have had bidding wars going WAY over $50k… it’s the Wild West out here!

My husband and I were looking at a house and it was $369,000. Thing is it was purchased in April for $300,000 then relisted 2 weeks later at $374,000. He refuses to entertain it for that reason alone lol

My child had a lovely, and expensive, bike when they were very young. When they outgrew it, my husband wanted to sell it for $75 at a tag sale. I explained repeatedly that no one at a tag sale is spending $75 for a used kids bike, no matter what the msrp was 😄
