Here’s a better tip if they offer you four months free ask if you can have it divided between your lease so say your rent is $1400 instead of getting rent for free for four months your rent would be $933 every month for 12 months

Concessions are made to address unexpected lower occupancy issues. They can end up accepting everything from lower credit to a few months. Most places advertise this publicly and even more will laugh at you if they’re not advertised and you ask for concessions.

Expect the lease renewal to come with a hefty increase. The rent increase is based on the base rent, not rent after concessions. But yeah luxury buildings give out concessions all the time. They barely budge on base rent because it hurts the numbers they present to investors
