Objectively there should be a regulation for this. When u sell a landed u must have all documents on that land. I think this is a valid gap in the real estate market. Some seller agents are clueless on this and also clueless on remnant land.

Before buying a pte landed property always do the road diligence to check:(1) Road Reserves line from LTA (2) Drainage Reserves & Common Drainage that may be passing thru your land from NEA Pollution Control Unit (3) Govt Interpretation Plan of public utilities that may be abutting and/or passing thru your land with URA / PUB / SP PowerGrid / SP PowerGas etc . And most importantly go don’t site to recce & observe any strange things.
