You could easily charge $230 to $300 a night BUT if you keep your prices lower, you’ll stay booked out! I’m interested in knowing how you guys went about getting your Airbnb. The financial side if that’s too personal to ask.😂👀

You should use the profit to pay off the cabin! You’ll save a ton in interest and pay it off sooner.

Highly suggest you use PriceLabs. There’s a small monthly fee, it’s a dynamic pricing tool. It compares occupancy trends, and pricing of similar cabins. It will suggest highs/lows per night and automatically adjust pricing to keep you competitive while still maximizing revenue. It takes all the guesswork out if it for you. I think you’re underpriced. I understand you are building and want reviews, but you also need to make sure you’re profitable after expenses, and, can put away $$ each month for emergency fund. That way you have reserves for large unexpected expenses like HVAC, plumbing, etc.

Beautiful cabin! One thing I would test is the title. Instead of only saying “Gatlinburg Cabin”, highlight the experience: hot tub, Smoky Mountains, family getaway. Guests book emotions, not just rooms.

I have a question is it normal for ppl in that area who do Airbnb to be so strict bc I booked a rental for my mom birthday and they sent their own website with separate stuff you have to do like send your id to them, answer questions and they said u can’t have no guest if u book 5 only 5 can come like u can’t even have ppl over for the day??? Is that normal bc I rlly prefer hotels but we wanted a cabin this time
