@aaron.standish: Most people think every property needs a fresh down payment. Save for years, buy one, start over. That caps you at a handful in a lifetime. The loop instead: buy all-in at or under 70% of the after repair value, force the value with a boring durable rehab, rent it at the neighborhood number, then refinance and pull your capital back out. One of mine went $49k buy plus about $100k rehab, roughly $150k all-in, appraised $235k, refinanced near $153k. Essentially every dollar came back out, I kept around $82k in equity, and that same money went straight into the next property. The honest part: it is not magic, it is a formula, and every part has to be played right. Overpay on the buy or overspend on the rehab and the money stays stuck in the house.
