Valet trash should be illegal. Not only am I forced into using it, but then they charge fees if you leave your bin outside after 8am the next morning. But if I am out of town I can’t leave just the trash without the bin - as that incurs a violation fee as well!

We already had internet. My leasing company is now forcing us to pay for an internet package that we basically have for free bc my partner works for the provider.. but we still have to pay for internet we didn’t need. An additional $100 fee… for internet we already have.. for free..

There were so many apartments in a largely suburban county that were charging for pest control, amenities fees, technology fee fees, package, lockers, storage fee, fees, parking fees. All those fees added $200 or more on top of rent plus you had to pay convenience fees for the third-party that managed utilities, and there was no way to avoid paying those convenience fees. These apartments are out of control.

Valet trash is common and has been for nearly a decade. Amenity fees as well. The fees like utility and grounds are new - these fees go towards the bills or upkeep of the exterior of the property. Numerous PM companies have these fees, and they are per company AND per ownership like the above comment has stated.

we should not have to pay for parking when we live in the complex. guests? sure charge them a fee but its like juggling trying to get all the fees and services budgeted when they change without lease changes

Include the fees in the rent or make them optional. It’s ridiculous to advertise $1700 rent when there are $175 in fees that you can’t opt out of. Just say the rent is $1875! The building never takes accountability for fee’d amenities being closed indefinitely or skipping trash pick up but you still have to pay for it.

Valet trash is super common and it pays a contractor, not the staff so there is an actual expense. This isn’t new, it’s been around for a decade or more. And if they’re charging $25, they aren’t making any ancillary income from it.

What I don’t understand is how they can legally advertise the rent of a unit as one price and then add all these amenity fees and other fees. Because when you go to sign the actual lease it will usually specify that any fees are considered rent. Which makes them able to treat the nonpayment of these fees as nonpayment of rent in order to facilitate an eviction if you’re behind. Seems like if they want to treat the fees as rent in the lease then those fees should be included in the number they advertise as the rent.

It’s sickening and it’s not just this company doing it. Landlords are doing it all over. If I want to pay my rent by debit it’s an additional $37 every month.

When I moved in to a Greystar community, we had a private greenspace that we pay for in our monthly “amenity” fee. The city turned it into a public park (which is great!) but we still pay the same amount in “amenity” fees every month even though Greystar doesn’t own the space anymore. Its not a huge deal but feels scammy.
