@thisisjohnwilliams: Over 150 houses purchased in Cleveland over 19 months, not to mention a handful of wholesale transactions (deals that come in that don’t fit our buy box). When I came here in the winter of 2024 the idea was for me to buy a couple houses for my family and see how things worked out. Within 90 days things were doing than I anticipated - a month after that we were spending a doctor’s salary every month in marketing. I built a team of over 100 contractors, vendors and partners to help these projects move forward. Our model is simple - we want bad houses on good streets at prices that make sense and we want them close together so that we can offer operational excellence supported by rent payments from the federal government. We will hit 1,000 single family homes in the next 12-18 months or so - follow me as I share the wins and losses on the way. This hasn’t been easy - it’s chaos - but I know we are on the right track and I’ve never had more fun. For example the CEO for habitat for humanity Cleveland begged a local politician on X to draft legislation so that I am not allowed to advertise in Cleveland.
