I’m sure when I paid for my house (paid over HR) it was like 9.3k to estate agents & gov. I was near enough sick in my mouth. Absolute shambles having to pay LBTT (stamp duty) as if we don’t get taxed enough already. 🤢

Does this factor in the ‘offers over’ system in Scotland - just conscious that mortgages are based on valuation whereas to secure a property in a relatively sought after area you would be required you to offer between 15-30% over the asking price which could represent a fair chunk over the home report price
