Florida Real Estate is wild. I wish there would be 6month or 3-4 deal mandatory mentorship . im so tired of working with agents that are just throwing every document into a deal. it makes it so stressful & difficult 😫

Love this topic. Our local MLS provides this Repair Request form and it gives the option to check a box that this serves as cancellation if not fully signed by the end of inspection period.

Arizona is sooo easy. If the seller doesn’t reply, we have 5 days to negotiate, cancel or accept. Only 1 doc and so straight forward.

Such a great point! If you haven’t already done a video on the addendum about contingent on a compensation agreement (I think GG) I think sooo many agents would benefit. Newsflash, it does not need to be part of every contract! 😫

I am primarily a listening agent and I hate when agents do this. Unless of course, I have a spectacular backup offer and then I love when they do it.

Alice de La Penha, PCB Realtor :
After my buyer repair request addendum was rejected by the seller, listing agent told me to send R&C. Then seller decides to negotiate and make repairs, we reached agreement and listing agent told me that we didn’t need to do anything since seller didn’t sign it. But both parties signed an addendum for repairs afterwards.

Good Lord! Florida Realtors FREC really need to do something with brokers for better training on contracts.

Thank you!!! Unfortunately most realtors won’t even use a CRSP contract because they think the FarBar is better. It’s lack of education on the realtors part.

Just send an extension of the inspection period with the repair addendum.

wrote an FHA offer to purchase on a Farbar regular contract. broker/owner for seller said they want as is. I had to remind him that FHA rules & regs supersede repairs required by FHA....ughhh

Repair request only has buyer signature spaces…. Let’s discuss this.. why would you advise that anyone use this? Vs addendum?

What happens when you do all of these things in proper order of course, and you still don’t hear from the agent as the deadline approaches? 🦗 Then what?! This is hugely annoying!! Do the agents purposely ignore the messages, calls and emails? No communication is so frustrating!!

Agree. We can fix anything. To send both gives an option.
