The story - the highs and the lows 2022 - I went to university to study property development and planning at Oxford Brookes. All though I enjoyed my time there, uni wasn’t for me so I dropped out 6 months later I then saw a few things online about property sourcing and thought I’d give it a go so I spent a few months educating myself and surrounding myself with investors and other people in the industry. Fast forward a few months and after hard work finding deals I found a investment for a client. (Truth is I had hardly any idea what I was doing). From that deal I made £8,000 and instead of buying a car, clothes or going travelling like a lot of my friends were doing, I decided to invest back into property. I found this 3 bedroom property in Crewe and decided to use the rent to rent model to invest. I approached the landlord to see if I could rent his property and then rent it back out on Airbnb and he said “yes that’s fine”. (That’s the short and simple story!) At this point I was thrilled and couldn’t wait to get started. So I bought all the furniture and put it on Airbnb. I spent hours making leaflets to put on vans so workers would stay in the Airbnb when visiting the area for work. I went out wind rain and shine and put them on van windows. Dark and cold evenings in the winter time! None of this worked! I was worried as there were no bookings coming in. But… I trusted Airbnb and the power of its platform and it worked. Bookings started to come in and reviews built up credibility and then big bookings came and so on. I couldn’t believe it, I was making £1,500 profit per month at 19/20, by this point the property ran its self and I really only put a few hours into it a week. Messaging the cleaner and guests as all the hard work was done. I then thought what next? Property sourcing - finding investments for those wanting to invest. This was a whole different game, going to viewings, evaluating the property, presenting to a investor. Negotiating with estate agents. More hard work lead to more deals, thanks to my good relationships with agents and built credibility with investors who kept coming back for more.
