That’s all just poor planning. Get better insulation. You won’t hear outside as much. should’ve put air-conditioning in the room You’re going to sleep and get a tankless water heater Wi-Fi. There’s several tech things you could do

I lived in a condo with giant windows that faced a freeway and you couldnt hear anything. That is a quality of construction issue. I would have thought a tiny home would have a tank less water heater. As far as the mini split - goes back to the quality of construction/ insulation issue.
