They told me they’re getting lots of views online… Some saves… But almost no showings. My very first thought? The price is probably too high. Now, I’m saying that based on my market here in Casper, Wyoming. If buyers are seeing your home online but choosing not to schedule a showing, they’re comparing your house to everything else that’s available. And they’re deciding something else offers a better value. That doesn’t always mean your house is bad. It usually means the price isn’t compelling enough. The first thing I’d ask is: What’s the average days on market in your area? And make sure you’re comparing the right numbers. Are you looking at list to pending? Or list to closing? Those are two very different statistics. Next, I’d ask what your agent is doing to market the property. Putting a home on the MLS isn’t enough anymore. Is it being advertised on social media? Are videos being created? Are people actually seeing the listing? For my listings, I pay close attention to the numbers. If my videos are getting thousands of views, but we’re still not getting showings… The market is telling me something. And most of the time… It’s the price. The good news is that sometimes it doesn’t take a huge adjustment. I’ve seen a $5,000 price reduction completely change the momentum of a listing. Suddenly the house starts showing up in different search results. Buyers take another look. Showings increase. And then the offers start coming. The market gives us feedback every single day. The key is listening to it instead of fighting it. If you’re trying to sell your home right now, what feedback are you getting? This has less to do with price and more to do with functional obsolescence. One bathroom for five bedrooms is unlikely to fly for most buyers.

We have a home 170k 3 bed 1 bath 1.25 acres. We have been on the market roughly 53 days. 35 plus showings. We have at least 1-3 showing a week. One offer. Inspection fell through. We have been willing to fix what he didn’t like. Our realtor says price is fine. What else can we do

It's not selling because of the 1 bathroom. We had 5 kids and needed a 5 bedroom home. I wouldn't even entertain the thought of looking at that home.

Yeah, for a 5 bedroom only having 1 bath is a major problem in my opinion. I would honestly convert one of the bedrooms into a bathroom so that it becomes a 4 bedroom 2 bathroom. That is much more sellable.

There's a house in my neighborhood (new build) that's 1.8. its been on the market for 6 months. its 2 stories with a balcony. The houses on every side are 1 bedroom cottages 2 bed 1 bath. nothing else in the neighborhood is priced above 500k and that's for 2 stories with a 2 car garage. This house doesn't have a garage. The builders put the wrong house on this lot and it will be for sale forever. (its also walking distance to a major highway and busy bus stop)

My house has been listed for 1 week historical home in Louisville KY 3br 2.5bath. We have a lot of views and saves, but no showings yet. I work out of my house and use the living room as a huge office. I’m concerned the layout and staging is throwing people off. How do I know if it’s price or people not being able to picture their life here?

Every odd numbered bedroom should add a bathroom to the floorplan MINIMUM. 1-2 rooms =1 bath 3-4 rooms = 2 baths 5-6 rooms = 3 baths ect...

Our house has been on the market since April- hard to comp in our area because most houses are smaller without an in ground pool. (Ours is 5bd/3ba with pool/hot tub) We lowered the price two times and now have an offer! (Went from 725k down to 700k) We totally thought the house would sell in the first month 😵‍💫 Our realtor has been awesome- doing all the marketing and promotions

You have a terrible realtor with poor marketing. I was in that boat and I simply took it upon myself to spread the word. Lo and behold, a gentleman answered my efforts and I ended selling above my asking price. I purchased a new house right after but did not use the sane realtor. Get your house out of it and find someone aggressive.
